Taking a look at some real estate numbers and the Alpharetta housing market with Wealth E&P

Welcome to Wealth Enhancement & Preservation’s Market Minute, where we get to report on everything that happened in the markets this past week. This week, I am updating you all as I sit on the side deck at the Cohen home here in Cumming, Georgia.
I want to talk to you today about real estate, but first, an interesting week in the market. I am glad I am reporting at the end of the week instead of the middle of the week. By the middle of the week, the indices were down anywhere between 4% to 5%, but by the end of the week, it had recovered to down about 1% to 1.5%.
Our All-Weather model is still aggressive across the board. We ended the week about flat, so it was good relative to the indices.
Talking about real estate, the numbers are starting to concern me, frankly. I had been thinking, coming up to recently, that the market was going to start to flatline and stop going up so much, but not really hit a bubble or burst. Now, the numbers are getting pretty alarming.
This is the Alpharetta housing market, near our Wealth E&P office:
Prices are up 23% year-over-year, numbers of homes sold are up 32.4% year-over-year, and days on the market are down 61.5% year-over-year. Those numbers are absolutely absurd and unsustainable compared to historic averages, which grow about 3% to 5% each year. That looks like the forming of a bubble, so be very careful.
If you are thinking about selling your house, it is a good time to sell; get out while the market is hot. If you are not ready to buy, just go ahead and sit on the sidelines for a little bit. So, just tread carefully and let us know if you have any questions, as always.
